MD Prince Georges County landlord tenant act, being accused of having second pet in unit

Landlord Tenant 2 views 2 answers
My landlord has been sending me letters about having a second pet (I only have one) in my unit. They are telling me I have to complete the Pet Addendum for this second "dog" and pay the $250 deposit plus are charging an extra $35 pet fee to my account. How do I respond to this? I don't have a second pet. They are threatening if I don't that I am in violation of my lease. I also do not know how this accusation came about, they only state in their letter "It has been brought to our attention".

Write your landlord a letter referencing the letter you received from him/her. Explain that while you acknowledge receipt of his/her letter, you do not have, nor have you ever had, a second pet. Explain that you consider this matter resolved and that you cannot sign an addendum or agree to be charged any additional fees since you do not have a second pet and are not in violation of your lease. Inform the landlord that if they begin charging an extra fee for having a second pet that you don't have, you will consider that a breach of your lease by your landlord. Keep a copy of both letters in case your landlord pursues this further.

In addition to Mr. Culpepper's advice, I would send the letter by certified mail/return receipt requested so that you have proof of it being sent and received.
