House 90 days behind in morgage payments. - house owned by relative - no rental agreement but utilites are in my name for past 5 years Can the bank lock me out of the property and keep my belongings? How long do I have before I am forced to move? What advantage does the owner have in surrendering the keys to the bank? Can I get cash for keys to surrender the keys and vacate the property?

You have no rights here. This would be true even if you did have a lease agreement or rental agreement with the owner. The person who was supposed to be making payments has failed to do so for 90 days. The bank owns the house. In the eyes of the bank, your are merely a squatter. They can have you thrown out immediately. The question becomes: were you making any payments to the mortgage holder for the last 90 days? If so, you might have a claim against him/her for letting the house get foreclosed even though you were providing them with the payments. If you were not making payments and neither were they, then you have no rights. This is not legal advice. This is only intended for public informational purposes.
