CAN I PAY THE BACK TAXES MY LANDLORD OWES ON THE HOUSE~AND IS THERE A POSSIBILITY, I CAN BUY THE HOUSE IF IT GOES INTO FORECLOSURE? ANY OPTIONS? I BELIEVE HE IS ONLY PAYING THE MORTGAGE, BUT NOT THE TAXES.

I would not recommend it - If you pay the taxes it will not put you into any better position than you are now, other than a possible offset for your rent. If the house goes into foreclosure you can always be one of the possible buyers but there will be no guarantee that you will be the ultimate purchaser unless you buy out the position of the first lien holder or of the taxing authority. You could pay the property taxes, but I do not see any benefit to you. If the property goes into foreclosure you can make a bid on it.

Don't bother. You will get no extra consideration -- in terms of owning the property -- than if you hadn't. Wait and see if the house goes to a tax sale, and you can place a bid if you'd like.
