My 19 year old daughter signed a residential lease in Mississippi. Is it valid since she is under 21?

(I thought 21 was the age you had to be when you sign any contract in MS.) She is not an independent person since we are paying her housing and tuition. And the lease is not with the university but an individual housing company. Our names are not on the lease. Will she be able to get out of the lease and get her deposit back? The lease doesn't start for two months. We haven't heard back from the landlord, but we would like all the information before we do. What damages can she expect to pay? Thanks

You're right, the age of majority almost everyhere but MS is 18, but in MS it's 21 the statute is linked below). That means that your daughter can "disaffirm" this contract, so that's good leverage to argue with the landlord, if necessary, that she wants out of this lease. Since she's not supposed to move in for 2 more months, that should give the landlord plenty of time to find a replacement tenant.
