I have a general Power of Attorney for my son. Must this document include a witness in order to sell his real property in AZ?

I am in the process of beginning to put my son's house on the market. I have a POA. However, the Title company is telling me the POA is not valid because it does not include a witness. The POA was signed in Phoenix, Arizona, and the house is also in Phoenix, Arizona.

I am not sure what Arizona law requires for a valid power of attorney. Most states require, at a minimum, that powers of attorney be witnessed by at least one competent adult. However, the specific requirements vary by state.
