Can a landlord force me to pay for cable when the bldg is already pre-wired?

The entire building is cable-ready so if I want to watch TV, I have to use the cord that is already in the wall. Since the digital tv conversion, rabbit ears no longer work. So my choices are to either not watch TV at all or use the cable cord and pay $15 a month (I have no choice of channels or providers). I don't think this is fair because I should be a able to watch the free local tv channels without having to pay for it. There is no mention of paying for cable in my lease, but there is a handbook which states that the building is pre-wired for cable and if I want to use it, I can get a work order and the maintenance person will install it and that it costs $15.

Put quite simply, your landlord can not restrict over the air broadcasts, and you should buy a digital converter box so that you don't have to pay fifteen dollars a month to watch TV. Besides, you will get more channels than if you did when you were using those little rabbit ears. Visit an electronics store and purchase one for what it would cost you for three months of cable. The landlord is within their right to restrict the method of TV that you receive through cable wires and can prevent you from using those satellite providers. They can also prevent you from using another cable system other than the one that is currently installed in the building, as the installation of a competitor's cable system could cause damage or more wiring for the next tenant.

The landlord cannot force you to pay for cable if you don't want it, but if you want to use the landlord's cable, then the landlord can require you to pay for it. There are still ways to recieve free tv with an attenna, but may require a digital tv or a digital converter. Consult a local attorney with your lease and handbook if you have questions, this is the best I can give you based upon the information you've provided. Good luck, Trey Phillips
