I have a new tenant, I suspect he is subletting my house against lease rules.,How can I legally evict both of them?

My original tenant passed background check, credit check. Moved in 3 months ago. Raised red flags when another person started sending me rent in 2nd month, when asked, he gave excuse that he is asking co-worker to send rent to make sure it is paid on time. When 3rd month rent comes in from same person, I asked again but did not get any response. I started digging in, asking maintenance people if they see other people on property. They said yes but could not be sure if they see my tenant there or not. They said they usually see 3 guys on and off.I started following the venmo guy on social media and found out he was a strip bar owner, saw that he promotes undergound parties and recognized my house as a location of pool party he is promoting recently with strippers, bottle service, "420"friendly. I called my neighbors, called police and reported what will happen in my house. How do I go about in starting eviction process? What should I do legally to get them out? should I send 3 day to quit notice after police catches them on illegal party in my house? the other guy looks like a thug or gang member based on his profile. How can I safely handle this? thank you.

If the City of Los Angeles RSO applies, then if you do not object within 6 months the person will be your tenant as a matter of law. Second, this is not a do it yourself job. Save yourself a lot of stress and aggravation by hiring an attorney to serve a 3 Day Notice to Cure or Quit for material violations of the lease to stop the misconduct, then proceed with an unlawful detainer. There are many large volume eviction mills out there that can handle this a relatively low cost. You can file an unlawful detainer lawsuit against them. Hire a lawyer for that. This is not a do-it-yourself project.
