Subletting an apartment in Washington state?

First thing is to review your lease - are you allowed to sublet? If yes, then you want to have something in writing with your landlord agreeing that you are subletting with their permission. The first thing is to determine whether you are stepping out of the agreement completely, or staying a party, with the rights and obligations continuing.
