Under normal circumstances, while the life tenant is living, the life tenant bears total financial responsibility for the property. The remaindermen have no responsibility for the payment of taxes or other charges related to the property simply by virtue of their ownership of the future interest. If your remainder interest is vested, it is freely alienable. In other words, you can sell it or give it away. A remainder does have a value, but the value constantly changes since it is based on the value of the property, the life expectancy of the life tenant and other factors.
