Can my former landlord charge me for repairs beyond my original security deposit?
Anonymous3 views2 answers
I lived in the apartment for 35 months. I was sent a bill for $508.88 in addition to a $1350.00 security deposit. They are claiming certain types of "special" cleaning had to be done on items which were extremely dirty when I moved in. Some of the repairs they are claiming was to damage done prior to my move in. Other parts of the claim seem excessive. My main concern is the money in addition to my security deposit they claim I owe for these repairs. Can they charge me extra money?

If landlord can show that you caused these damages, and the damages are beyond the normal wear and tear of the apartment, landlord may be able to come after you for these damages. You should consult your own attorney to protect your legal rights.
Yes you landlord can demand extra money, above and beyond your paid security deposit.
Did you take pictures of the damage prior to move in and after move-out? Did you write the landlord informing him of the damage within a week of move in? Was there a pre move in inspection sheet where items that were damaged were noted?
As to the other parts of his claim, a tenant is only responsible for damage that is beyond normal wear and tear, and the landlord is required to provide you with copies of receipts evidencing what he paid to make such repairs and to clean the rental.
