Do immediate eviction notice mean that I will have to leave even if I come with with the amount owed, the the reason for being past due was not of any fault of my own
Couple thoughts:
1. Only a court can evict. A LL cannnot evict. If your paperwork is from a court, (i.e. a summons) it should have dates on it of when you must appear.
2. If you pay your rent in full, the landlord cannot proceed with an eviction based on non-payment of rent.
3. Doesn't matter if it's not your fault you didn't have the money for rent--if you are in a lease agreement,YOU are responsible to pay in full and on time--no excetions unless the LL grants an exception.
The landlord can not evict you without a hearing. Any notice from the landlord should be accompanied by a notice of a forcible detainer hearing. The landlord will likely seek rent plus court costs and attorneys fees from you. If there is any way for you to arrange to pay the rent and avoid those additional costs, you should probably do so.
