How do I get my name off of a Land Contract deed?

Business Questions 3 views 1 answers
We were buying a house on Land Contract but filed Bankruptcy, it was discharged in 2010. The LC was listed on Schedule D of the bankruptcy. We recently found out that our names are still on the deed at the county (with the actual owner) and the property taxes have not been paid since then. How do we get our names off so that we are not responsible for the unpaid taxes?

If you were buying a property under land contract, it is highly unlikely that your name is on the deed. It is far more likely that there is a "memorandum of land contract" on file, which reflects only that there is a land contract and that you were the buyer. You will not receive a deed until the contract is paid off, which, under your facts, appears will not happen. You can file an "assignment of land contract" and/or a quit claim deed and that will remove you from the title record. James Frederick
