I have a LL that says we are responsible for repairs to the property under $500. It is a residential lease in MA.

Is this normal or even legal? If she wants to take it out of our rent, I am fine with it...but otherwise, it seems like repairs to the property should be her responsibility even if it is something small like a broken sink faucet. Right?

It does not sound like it is legal. Typically, tenants are responsible for repairs only when they cause them in a manner that is unreasonable and beyond ordinary wear and tear. There is no dollar threashold at which one part or the other becomes liable. If there is language in your lease that suggests otherwise, it may not be enforceable against you and its very presence in a lease could itself be a violation of law. I would suggest that you consult an attorney to review your lease and discuss your options.

You are generally only liable for damages that you cause, not ordinary wear and tear.
